Signs Your Silestone Home Additions & ADU Is Failing
- Seam separation or cracking at the seam. Quartz expands and contracts with temperature swings. In Los Angeles, an uninsulated ADU can hit 100-plus degrees in summer and 45 in winter. A poorly gapped seam will open up. The fix is a re-bond and re-polish, not a full replacement, unless the slab itself has cracked.
- Chipping at the edge near the sink or cooktop. This is usually fabrication error: the edge profile was cut too thin or someone dropped a pot on a weak point. Small chips can be filled and color-matched. Multiple chips along one edge means the overhang was unsupported.
- Discoloration or dull spots that don’t polish back. Silestone is non-porous, but the resin binder can scorch if a hot pan sat directly on the surface. Acidic spills won’t etch it the way they etch marble, so dull spots almost always point to heat damage or a defective polish from the fabricator.
- The counter is out of level by more than 1/8 inch. We level every substrate before install. If yours rocks or a glass of water pools in one corner, the cabinets beneath were never shimmed, or the slab was set on an uneven deck. That’s a substrate problem, and it’s the first thing Isaac Pruett checks when he walks a failed job.
- A crack running from the corner of the sink cutout. This is the most common Silestone failure in ADUs. The fabricator cut the sink opening with square inside corners instead of a radius, and stress concentrated there. It’s fixable with a structural epoxy repair, but if the crack has spread more than six inches, the slab needs replacement.

That’s useful information for the quote.

Silestone quartz typically lasts 25-plus years when properly fabricated and installed. The weak points are seams and sink cutouts, not the material itself. In Los Angeles ADUs that get extreme heat swings, we recommend keeping indoor temps above 45 degrees in winter and sealing any uninsulated spaces before install to reduce thermal movement.
Small chips, seam separations, and cracks under six inches can usually be repaired with structural epoxy and color-matched resin. Cracks that have spread through the full depth of the slab or run more than six inches generally require replacement because the repair won’t hold under daily use.
