Schluter Windows & Doors: The Los Angeles Owner’s Guide
If you have a Schluter window or door that’s failing, we stock the common failure parts and can usually get the full replacement in 2-5 business days. Installed pricing in Los Angeles typically runs between $5,310 and $17,700 depending on window size, glass package, and whether the frame itself needs rebuilding. Most homeowners discover the problem the same way: a window that suddenly won’t lock, a door that scrapes along the threshold, or condensation fogging between the panes that won’t go away no matter how many times you wipe it down.
We’re an independent Los Angeles contractor with genuine Schluter installation experience. We’re not affiliated with Schluter corporate, which means we’re free to tell you honestly when a part can be replaced versus when the whole unit needs to go. Isaac Pruett has been looking at failed window and door installations across LA for the better part of two decades, and he’ll give you the same straight answer he’d give a neighbor in Sylmar: sometimes it’s a $40 weatherstrip. Sometimes it’s a $4,000 door. You deserve to know which one before anyone touches a screwdriver.
Which Schluter Models This Applies To

Schluter’s window and door systems fall into three main lines in North American homes: the Schluter Systems profile-based trim and waterproofing components that integrate with window and door openings, the Schluter KERDI-Flex sealing strips that waterproof the rough opening before the unit gets set, and in many Los Angeles homes, Schluter’s DILEX and RONDEC profiles that finish the tile edge where a window returns meet the wall. Each has different failure points and different parts availability.
The compatibility gotcha most people hit: Schluter profile widths are milled for specific tile thicknesses. A DILEX-AHK profile built for ⅜-inch tile will not seat properly against ½-inch porcelain, and forcing it creates a lip that catches water and eventually blows the grout line out. Before ordering anything, measure the tile thickness at the window return and match the profile spec exactly. For doors, the KERDI-Flex membrane width matters at the threshold: Schluter makes it in 5-inch, 7-inch, and 10-inch rolls, and using a strip too narrow for the door’s rough opening is the single most common cause of hidden water intrusion we find when we pull baseboards in older LA homes.
On the OEM versus aftermarket decision: we use genuine Schluter parts when the profile is visible and the homeowner wants the original finish. For concealed seals and membranes we’re comfortable with quality aftermarket equivalents when they meet the same spec, and we’ll tell you the price difference on the written quote before you commit to either.

Signs Your Schluter Windows & Doors Is Failing
- Condensation between the glass panes. This means the seal has failed and the insulating gas has leaked out. The glass unit is compromised; cleaning the outside won’t fix it. In Los Angeles, this shows up most often on west-facing windows that bake in afternoon sun year-round.
- Difficulty locking or a strike plate that’s drifted. The frame has shifted, usually from settlement or a bad original flashing job. You’ll see daylight at the corner or feel a draft right where the door meets the jamb.
- Water staining below the window or around the door threshold. This is almost always a failed KERDI-Flex or DILEX profile letting moisture behind the tile. By the time the stain is visible, the waterproofing has been failing for a while. In Los Angeles’s occasional heavy rain years, this is the number one structural issue we see around window and door openings.
- Tile cracking at the window return or door surround. The profile that’s supposed to absorb movement has been installed rigid, or it was the wrong size for the tile. Once the tile starts moving, water finds a way in.
- A door that suddenly scrapes against the threshold or the top jamb. If it was fine for years and now it’s binding, the rough opening flashing has likely allowed moisture into the framing, or the threshold has lifted. This is not a “sand it down” situation; something structural is changing.

AfterReplacement Cost & What’s Included

In Los Angeles, Schluter window replacements run $5,310 to $17,700 installed per unit, with doors on the upper end of the range. Materials drive about 55-65% of the total: the window or door itself, the Schluter profile or membrane, and any replacement framing that comes out when we do the removal. Labor includes the r&r, waterproofing around the opening, and finish trim to match the existing style.
What changes the price: the size of the unit, whether it’s a second-story install requiring scaffolding, whether the rough opening reveals hidden water damage, and whether you want the Schluter trim profile in the original finish. We deliver a written price before any work starts, and that price does not change once we open the wall unless you approve a change order in writing. Every Schluter window or door job also falls under our 365-Day Done Right Promise: if the work isn’t right within a year of completion, we make it right at no cost to you.
DIY or Call Us?
There are a few things a homeowner can safely check: whether the weatherstrip is torn, whether a strike plate screw has backed out, whether the weep holes at the bottom of the window track are blocked. Those are maintenance items, and a careful homeowner can handle them. But once you’re dealing with a compromised seal, a leaking profile, or a door frame that’s shifted, opening up the rough opening without the right flashing and waterproofing sequence creates a bigger problem than you started with. A window or door leak that goes unrepaired in Los Angeles doesn’t stay a window problem; it becomes a drywall, framing, and mold problem.
If you’re not sure which camp you’re in, call us. A live person answers 24/7, and we’ll talk through what you’re seeing before we ever schedule a visit. The worst-case scenario is we tell you it’s a $40 fix you can do yourself.
FAQs

With proper installation, Schluter window and door systems typically last 20-30 years in Los Angeles’s climate, though the seals around the glass often fail faster on west-facing exposures where afternoon heat stress accumulates. The DILEX and KERDI waterproofing components can outlast the window itself if they were spec’d correctly for the original tile thickness.
Yes if the failure is weatherstrip, a strike plate, a clogged weep hole, or a replaceable seal profile. No if the insulated glass unit has lost its seal, the frame is water-compromised, or the rough opening flashing has failed. We’ll give you the honest answer after an inspection, not after we’ve pulled the unit and discovered the problem for you.
A single window typically takes half a day to a full day on-site, including waterproofing the rough opening. A door with threshold and frame work usually runs one to two days. If we’re rebuilding tile returns and reinstalling Schluter profiles around the opening, add a day for tile work and grout cure time. Call (803) 680-2547 for an exact quote and timeline for your specific opening.
We keep the common failure items on our trucks: DILEX profiles in standard sizes, KERDI-Flex in all three widths, and replacement weatherstrip for common Schluter door lines. Special-order profiles and full window or door units are ordered to spec after we confirm measurements. We also stock parts for KraftMaid cabinets, Cambria countertops, and Silestone surfaces, so if the project grows beyond the window, we can handle it in one visit.
