Schluter Roofing: The Los Angeles Owner’s Guide
Schluter-compatible roofing repair and replacement in Los Angeles typically runs $470 to $2,125 installed, depending on the specific part, the roofline access, and how much surrounding material has to come apart. We stock common Schluter roofing profiles and edge-termination parts on our trucks, and we can usually match most models the same week you call. Most homeowners discover the failure the hard way: a flashing lip pulling up after a Santa Ana wind event, or water staining on a stucco wall where a Schluter edge profile has corroded through after years of direct sun.
Mason Remodeling is an independent service provider. We are not affiliated with Schluter, but we install and repair their roofing components regularly across Los Angeles, from Sylmar down to the mid-city flats.
Which Schluter Models This Applies To

Schluter’s roofing line lives under a few series names that matter when you’re tracking down a failed part. The most common we see in Los Angeles are the older Schlueter roof edge profiles and flashing systems integrated into parapet walls, dormer terminations, and flat roof-to-wall transitions. The part number is usually stamped into the metal itself on the underside of a profile, but twenty years of sun and marine air can make that stamp illegible. When that happens, we measure the profile’s exposed face and leg depth, then match it against Schluter’s current spec sheets.
Here’s the compatibility gotcha most owners hit: Schluter changed the material composition on several of its roofing edge profiles around 2012. The older profiles were pure aluminum with a mill finish. The newer versions are often aluminum with a polyester powder coat, which expands and contracts at a different rate. Mixing an old-profile section with a new-profile section on the same run will telegraph a visible seam line within two summers. We do not splice old-to-new on roofing runs; we replace the full exposed length so the expansion rate stays consistent. OEM Schluter parts are worth the premium on roofing because the drainage geometry and screw spacing are matched to the original flashing layout. Aftermarket equivalents exist, but for the roof edge and termination pieces we recommend OEM; for interior membrane accessories, quality aftermarket is usually fine.

Signs Your Schluter Roofing Is Failing
- Water staining on the ceiling near an exterior wall. This is the classic Schluter roof-edge failure mode. Water gets behind the profile at a seam or a screw point, runs down the inside of the stucco, and shows up as a soft brown stain three to six feet from the actual leak.
- A profile lip that has lifted or curled away from the roofline. Thermal cycling through Los Angeles summers, when roof surface temperatures hit 140 degrees, causes the metal to flex. Over time, the flex loosens the fasteners and the profile separates from its substrate.
- White chalky residue streaming down the wall below the metal. That is aluminum oxide, which means the protective finish has failed and the base metal is corroding. In coastal Los Angeles neighborhoods like Playa del Rey and San Pedro, salt air accelerates this dramatically.
- Ponding water on a flat roof section near the Schluter termination. This often means the profile’s drainage leg is holding water rather than shedding it, either from debris blockage or because the profile was installed too high relative to the roof plane.
- Visible rust on galvanized Schluter fasteners. Schluter stainless fasteners rarely rust, but on older installations where a previous contractor substituted galvanized screws, the rust will travel and stain the profile. In Los Angeles’s dry climate you might not see the leak for years, but the fastener is failing underneath.

AfterReplacement Cost & What’s Included

In Los Angeles, Schluter roofing repair ranges from $470 to $2,125 installed. The low end covers a short section of edge profile with original fasteners reused on a flat, walkable roof. The high end covers full parapet re-termination on a two-story home, where we remove and reinstall stucco at the leading edge, replace the profile across the full run, and re-coat all seams with a polyurethane sealant rated for UV exposure.
What drives the price: roof height and access, the linear footage of the failed section, whether the stucco lip needs to be cut back, and whether the original fasteners are reusable. We give a written price before any work starts, and that price does not change once the job begins. You will know the part cost and the labor cost as separate line items. All Schluter roofing repair we install carries our 365-Day Done Right Promise: if the repair fails within a year of completion, we fix it at no charge.
DIY or Call Us?
You can safely inspect a Schluter roof edge from the ground with binoculars or a phone camera. Look for the lifted lip, the chalky residue, and the rust. What you should not do is get on a ladder against a two-story wall with a caulk gun and try to reseal a lifted profile. This is roof work, it involves working at height, and the failure you are fixing is often 20 feet off the ground with wind exposure. A fall from a ladder is a hospital trip; a repaired roof edge is not worth that trade. And incorrectly applied sealant traps water behind the profile, which turns a $500 repair into a $2,000 stucco and sheathing job.
If you’re unsure whether the part is actually failing, call us. We’ll talk through what you’re seeing and tell you honestly whether it needs a repair now or can wait another season. The number is (803) 680-2547.
FAQs

Schluter aluminum roofing profiles typically last 25 to 40 years in Los Angeles, but the fasteners and sealant joints around them usually fail within 15 to 20 years, especially on south-facing and west-facing rooflines where UV exposure is relentless. The metal itself may still be good; the connection system is what fails first. Call (803) 680-2547 for an assessment of whether you need repair or full replacement.
In most cases, the failed section can be repaired by replacing the profile length and re-fastening it, if the roof membrane and stucco substrate underneath are still sound. If water has been getting behind the profile for more than a season, the sheathing beneath often has rot, and that expands the scope into a full termination rebuild. We’ll tell you which one you have once we open it up. Estimates are free.
A typical Schluter roof-edge repair takes one day for a short run on a single-story home, and up to three days when stucco removal, sheathing replacement, and full re-termination are required. You will know the schedule before we start, and the written price includes all of it.
We keep the most common Schluter edge profiles and fasteners on our trucks, along with the sealants and flashing tape that go with them. If your model is an older or unusual series, we can source it within a week through our supplier network. We also stock parts for KraftMaid, Cambria, and Silestone for our remodeling clients. Call (803) 680-2547 to check your specific part before scheduling.
