Kohler Home Additions & ADU: The Los Angeles Owner’s Guide
When a Kohler fixture or component fails inside a home addition or ADU project, the part usually isn’t sold as a “home addition” – it’s a specific Kohler valve, drain assembly, shower cartridge, or trim kit that needs matching to the right model line. In Los Angeles, we see this constantly: a Kohler shower valve starts dripping, a tub spout corrodes, or an ADU’s Kohler toilet fill valve won’t stop running. Our crews carry the common Kohler repair parts on the truck, and we install them the same day in most cases. Full home addition and ADU construction with Kohler fixtures runs $53,100 – $153,400 in Los Angeles, but a failed-part repair on an existing Kohler installation is almost always a $150 – $600 job depending on the component.
Here’s what most owners discover: the part that failed is rarely the “home addition” itself. It’s a Kohler Rite-Temp pressure-balancing cartridge, a Kohler toilet fill valve, a tub spout diverter, or a drain stopper assembly. You need the exact Kohler part number, not a generic replacement, because Kohler has changed thread pitches and cartridge designs across its Anthem, Purist, Forté, Devonshire, and Bancroft lines over the years. Get it wrong and the fixture leaks or won’t seat properly. That’s the page you’re on: how to identify what you have, what it costs to fix, and who to call in Los Angeles.
Which Kohler Models This Applies To

Kohler manufactures dozens of fixture lines, and they are not cross-compatible. A Purist shower valve does not accept a Forté cartridge, and a Bancroft tub spout won’t thread onto a Devonshire rough-in. The compatibility gotcha that trips up most Los Angeles homeowners is the Rite-Temp valve family: Kohler introduced the current Rite-Temp platform in the mid-2000s, then updated the cartridge design around 2015. A pre-2015 valve often needs a different cartridge than the one sitting on the shelf at a big-box store. If your ADU or addition was roughed in before 2015 and you’re replacing a shower cartridge, you’ll usually need the older-style GP76851 or the universal GP876851 kit depending on trim age.
To identify your part, look for the small engraved Kohler model number on the underside of the spout, the back of the handle plate, or the tank lid. Shower valves hide the number behind the trim plate – you’ll see it stamped on the brass valve body once the plate is off. If you can’t find it, we identify it on-site in minutes. For OEM versus aftermarket: genuine Kohler parts cost 20 – 40% more than aftermarket equivalents, but on pressure-balancing cartridges and toilet fill valves, we recommend OEM every time. The aftermarket Rite-Temp cartridges we’ve pulled out of Los Angeles homes have a noticeably shorter service life, and some bind under hard water. Mason Remodeling is an independent Los Angeles contractor – we are not affiliated with Kohler – but we install genuine Kohler parts because they’re the only ones we’ll guarantee for a full year.

Signs Your Kohler Home Additions & ADU Is Failing
Most Kohler part failures show up as one of these five symptoms. Each has a specific underlying cause, and knowing it saves you from replacing the wrong component:
- Water keeps dripping from the shower head or tub spout after the handle is off. This is almost always a Rite-Temp pressure-balancing cartridge that has worn out or seized with hard water scale. Los Angeles water runs 7 – 10 grains per gallon, and scale builds up inside the cartridge body until it can’t fully close.
- The shower temperature swings hot or cold when someone flushes a toilet. The pressure-balancing spool inside the Kohler cartridge has stopped sliding. This is a safety issue – scalding is a real risk with a failed balancing spool, especially in an ADU with older plumbing.
- The tub spout diverter won’t hold the water up to the shower head. The internal gate inside the spout diverter has worn or corroded. Kohler spout diverters are replaceable as a unit on most lines, but you need the right spout thread – 1/2-inch IPS for older rough-ins, slip-fit for newer ones.
- The toilet in your ADU runs constantly or refills on its own every few minutes. The Kohler fill valve or the flapper seal has failed. Kohler’s canister flush valves use a specific flat seal, not a standard flapper, and the wrong replacement leaks immediately.
- A slow drip from the base of the faucet or handle area. O-rings and cartridge seals in Kohler lavatory or kitchen faucets degrade over time. Hard water accelerates it. The fix is a seal kit matched to the exact faucet model, not a generic O-ring assortment.
Call (803) 680-2547 if you’re seeing any of these. We’ll ask you what the fixture looks like, and often we can identify the part over the phone before we even schedule the visit.

AfterReplacement Cost & What’s Included

Here’s what Kohler part replacement costs in Los Angeles, installed by Mason Remodeling:
- Shower cartridge replacement (Rite-Temp): $175 – $395 installed, including the genuine Kohler cartridge
- Tub spout diverter replacement: $140 – $285 installed, including a Kohler spout matched to your line
- Toilet fill valve and seal replacement: $150 – $310 installed, including Kohler canister seals
- Faucet O-ring and seal kit replacement: $120 – $250 installed, depending on faucet model accessibility
- Full fixture swap (shower valve, trim, spout): $850 – $2,400 installed, depending on whether the wall has to be opened
The range depends on two things: wall access and fixture age. If the valve is accessible from behind (common in ADUs with a utility closet on the back wall), the job is fast and clean. If we have to open the tile or the back of a wall, it adds time and patching. Every price we give is written before we start – not an estimate that grows. The quote includes the part, the labor, cleanup, and our 365-Day Done Right Promise: if the repair isn’t right within a year of completion, we come back and make it right at no cost to you.
DIY or Call Us?
There are a few things any Los Angeles homeowner can safely check before calling us. Look for the Kohler model number engraved on the fixture. Turn the water off at the fixture’s shutoff valves and see if the drip stops – if it does, the problem is inside the fixture, not your home’s plumbing. Take a photo of the fixture and the problem area. But here’s where DIY goes wrong: opening a Kohler valve body to remove a cartridge without the right cartridge puller often scores the brass, and then the new cartridge won’t seal. We’ve rebuilt valves that owners damaged with channel-locks. For anything inside the wall, behind the trim plate, or involving water lines, call (803) 680-2547. A wrong guess costs more than the service call.
And know what you’re getting when you call. We send the technician’s name and photo before the visit. They show up in a clean uniform with a photo ID badge. The price is in writing before work starts. Isaac Pruett, our owner, grew up in the San Fernando Valley and has been fixing Los Angeles homes for nearly two decades – he still checks trim work on every job before it’s considered done, because his dad was a finish carpenter and sloppy work bothers him on principle. Know who’s coming, know what it costs, know it’s backed up – everything else is just noise.
FAQs

A genuine Kohler Rite-Temp cartridge typically lasts 8 – 12 years in Los Angeles water conditions, though hard water with 10+ grains per gallon can shorten that to 5 – 7 years. Aftermarket cartridges generally fail noticeably sooner. Call (803) 680-2547 if your cartridge is past the 8-year mark and showing drip or temperature symptoms – we’ll match the exact replacement to your valve.
For most Kohler fixtures, the practical repair is replacing the internal cartridge, seal, or valve assembly – you’re not rebuilding a worn component, you’re installing a new one inside the existing housing. The exception is a leaking tub spout diverter, which we replace as a unit because the internal gate can’t be rebuilt reliably. Call (803) 680-2547 and we’ll tell you over the phone which route applies to your fixture.
Most Kohler cartridge, fill valve, and spout replacements take 45 – 90 minutes from arrival to cleanup. Fixture swaps that require opening a wall run half a day to a full day. We’ll give you the exact time window when we confirm the part and the access situation before we start.
We stock the common Kohler Rite-Temp cartridges, canister seals, fill valves, and spout diverters on our Los Angeles service trucks, along with parts for KraftMaid cabinetry hardware and Cambria and Silestone surface repair needs when a fixture job touches adjacent finishes. Less common trim kits are ordered direct from our Kohler distribution partner and usually arrive the same week. Call (803) 680-2547 with your model number and we’ll confirm availability before we even schedule.
