Common Jerith Construction Problems We Fix in Los Angeles

  • Powder-coat chalking and peeling on aluminum panels. The early symptom is a white, chalky residue that rubs off on your hand, and we see it most on Jerith Baron Series and Traditional Series fences within a few miles of the coast. Southern exposure and salt air accelerate it. Left untreated, the coating thins and bare aluminum starts to oxidize. Depending on how far it has spread, we either spot-treat and recoat the affected sections or recommend full replacement if the finish is failing across the whole run.
  • Gate sag and hinge failure. Jerith gates are heavy, and the hinges and latches carry a lot of load every time someone swings them. In hillside neighborhoods across Los Angeles, soil movement undermines the post footing, the post leans, and the gate drops until the latch misses the strike plate. We reset posts with deeper concrete footings and replace the hinges and latches with OEM Jerith hardware before re-leveling the gate. Half the time the gate itself is fine; the foundation under the post is what gave up.
  • Vinyl post cracking and panel separation. Jerith Ambassador Series vinyl fence expands and contracts with temperature swings, and inland Los Angeles heat cycles are brutal. Over years, hairline cracks form at stress points near the post top and at panel joints, then the seams open up enough to rattle in the wind. We replace the cracked posts or panels and, where the movement is chronic, add expansion-tolerant fastening so the next heat wave does not do the same thing.
  • Corrosion and rust bleeding at cut edges and fasteners. We see this most on Jerith aluminum fences where a previous installer used steel screws or touched up a cut edge with the wrong product. The dissimilar metal creates a small electrical reaction, and within a year or two you get rust streaks weeping down the panel. The fix is removing the corroded fasteners, isolating the metals with the right barrier, and replacing the affected components. Then we recoat the area to match the existing finish.
  • Loose panels where rails meet posts. The punch-lock and bracket systems Jerith uses hold well on level ground but can work loose on slopes, especially after the heavy rain Los Angeles hillsides get in winter. When a panel pulls free of the post, the whole section loses rigidity and shifts. We reseat the panels with the correct brackets and, on steep lots, add the proper slope adjustments so the bottom rail follows the grade without gaps.
