Before you buy any addition package or ADU kit, we check the existing panel stamps on your Dvele home, measure the wall depth at the connection point, and match the new sections to the real dimensions, not the brochure dimensions. There’s a compatibility gotcha here: Dvele’s factory-specified connection brackets changed around 2021, and using the newer bracket against an older panel edge leaves a 3/8-inch void that lets water in over time. Signs Your Dvele Home Additions & ADU Is Failing
- Gaps at corner joints or where the addition meets the original wall. Panelized construction expands and contracts with temperature swings, and Los Angeles gets enough heat in summer and enough moisture in winter to work those joints loose. A gap wider than 1/4 inch usually means a connection bracket has shifted or a sealant line has failed.
- Doors or windows that bind, stick, or won’t latch after a storm. This is often the first sign of differential settlement between the original Dvele structure and the added section. Water from a heavy rain finds its way under the footing, the soil shifts, and the frame racks just enough to make a door fight you.
- Drywall cracking in a stair-step pattern near the ceiling line. That pattern follows the panel seams. It tells us the addition is moving independently of the main structure, usually because the connection hardware is loose, missing, or was never installed correctly in the first place.
- Musty smell or visible water staining at the roofline where the addition ties into the house. The roof junction is the most common failure point on Los Angeles additions, Dvele or otherwise. Flashing gets installed wrong, sealant degrades in the sun, and six months later you’ve got water in the wall cavity.
- Utility runs that are suddenly underperforming: flickering lights, low water pressure, or dead outlets in the added space only. Panelized builds route electrical and plumbing through factory-cut chases. When a chase gets compressed or a connection pulls loose at the junction, you lose circuits or pressure only in the added area, which points to the connection point as the culprit.

The spread comes down to square footage, foundation scope, finish selections, and whether we’re repairing an existing Dvele addition or building new.
