CGI Home Additions & ADU: The Los Angeles Owner’s Guide
CGI home additions and ADU construction in Los Angeles typically runs $53,100 to $153,400 for a full addition, and $106,200 to $259,600 for a complete ADU build. We stock and install CGI-compatible framing, window, and door components, and our crews can be on-site with the parts matched to your existing structure, usually within a few days of your call. Most homeowners discover a problem when a CGI window or door component starts binding, a seal fails, or water shows up where it shouldn’t after a rain. The issue is rarely the whole addition; it’s almost always one failed part that’s letting the rest of the structure down.
Which CGI Models This Applies To
CGI manufactures impact-rated windows, doors, and storefront systems that are common in Los Angeles additions and ADUs, particularly in hillside and canyon areas where wind and fire ratings matter. The most frequent CGI lines we work with are the Sentinel series (casement and fixed windows), the Estate collection (hinged doors), and the Targa series (sliding doors). Identifying your part starts with the label: CGI etches a product code into the corner of the glass or stamps it on the frame. That code tells us the series, glass type, and size, and it’s the first thing we ask you to read off when you call. A compatibility gotcha many owners hit: CGI frames are engineered as a complete unit, so you can’t mix a Sentinel sash with a Targa frame even if the dimensions look identical. The frame tolerances differ by a few millimeters, and forcing a mismatch voids the impact rating. For glass replacement, OEM CGI glass preserves the impact certification; aftermarket laminated glass can match the thickness but won’t carry the same Miami-Dade or LA County wind-load documentation. In Los Angeles, where building inspectors check impact compliance on hillside additions, that paperwork matters.

Signs Your CGI Home Addition or ADU Component Is Failing
- Binding or dragging when opening. The frame has shifted or the roller assembly is worn. On CGI sliding doors, this usually starts on the track side that gets afternoon sun in Los Angeles, where the aluminum expands more than the spec allows.
- Fogging between glass panes. The insulated glass unit seal has failed. Once moisture gets in, the argon or krypton fill is gone and the glass loses its thermal rating. This is a replacement situation, not a cleaning one.
- Water staining below a window or door threshold. The flashing or the sill gasket has failed. In Los Angeles, the winter rain season exposes these failures fast, especially on westward-facing walls that catch the storms off the Pacific.
- Visible rust or pitting on the frame. Salt air along the coast does this to aluminum over time. It’s cosmetic at first but eventually compromises the frame’s structural channel where the glass sits.
- Loose or rattling glass in the frame. The glazing bead or gasket has shrunk. On any impact-rated CGI unit, lose glass means the system won’t perform as rated, which is a code compliance issue on permitted additions.

AfterReplacement Cost & What’s Included
For a CGI window or door component replacement within a larger addition or ADU project in Los Angeles, expect $2,360 to $7,670 for countertop-adjacent scope, $945 to $3,540 for a single vanity or fixture-level fix, and $5,310 to $14,160 for a full walk-in shower or window assembly swap. If the failed part is structural, such as a header or a section of framing, full addition pricing of $53,100 to $153,400 applies. What drives the range is accessibility: a ground-floor window is a half-day job; a second-story door that needs scaffolding is a different situation entirely. Every quote we give includes parts, labor, haul-away of the old unit, and a written line-item price before any work starts. The workmanship warranty runs 365 days from completion, and the materials carry the manufacturer’s warranty, which we document for you in writing.
DIY or Call Us?
There are things you can check yourself without opening a tool box: read the etched code off the glass corner, measure the visible glass dimensions, and photograph the label on the frame. That gives us enough to identify the part before we arrive. What we don’t recommend is removing impact-rated glass on your own. The units are heavy, the frames are under tension where the glazing bead seats, and a dropped sash on a CGI unit can do real damage to you and the frame. Misaligned installation also voids the impact certification, which matters if your Los Angeles ADU was permitted with wind-load documentation. If you’re unsure, call (803) 680-2547 and describe what you’re seeing. We’ll tell you honestly whether it’s a service call or a replacement.
FAQs

CGI frames and glass typically last 20 to 30 years in Los Angeles, but seals and rollers usually need attention around year 12 to 15, especially within 5 miles of the coast where salt air accelerates wear. We’ve replaced 10-year-old seals on beachside ADUs that still had perfectly good frames. Call (803) 680-2547 and we’ll tell you whether the part that failed is worth replacing or if the whole unit has reached its useful life.
Rollers, locks, and weatherstripping can be repaired in place, and we stock those on our trucks. Failed glass seals and bent frames cannot be repaired; those get replaced as complete units. The rule we follow is simple: if the repair won’t restore the original performance rating, we replace it and tell you why.
Most single-unit replacements take a half day on site once the part arrives. Glass units are ordered to spec and usually land in 5 to 10 business days. Full additions and ADU builds run on a project schedule we lay out in writing before we start, with milestone dates you can hold us to.
We keep common CGI rollers, locks, and weatherstripping on the truck. Glass units and full frames are ordered per job because the glass type and impact rating vary by model and code path. We also carry parts for KraftMaid, Cambria, and Silestone installations if your addition or ADU includes those finishes. Know who’s coming, know what it costs, know it’s backed up, everything else is just noise.
If a CGI component in your Los Angeles home addition or ADU is failing, call (803) 680-2547. We’ll identify the part, give you a written price, and send a crew you’ll recognize at the door. Mason Remodeling is an independent service provider and is not affiliated with CGI.
