Which Boxabl Models This Applies To

Boxabl’s Casita line, including the 20×20 and 20×30 configurations, uses a specific window and door cassette system that’s factory-installed into the wall panels. The windows are typically 24×36 or 36×48 inches, dual-pane, and set into an aluminum or vinyl frame that locks into the panel’s metal track. The entry door is a 36×80 unit, but here’s the compatibility gotcha: the rough opening is not a standard residential dimension. The door frame is engineered to accept the Boxabl cassette’s locking channel, which is shallower than what you’d frame in a stick-built home.
If you don’t know your exact model, check the data plate inside the door jamb or on the bottom rail of any window frame. You’ll find the panel serial and glass spec. Or call us with a photo and measurements, and we’ll identify it in about five minutes.
On OEM versus aftermarket: for glass, a quality dual-pane replacement with matching Low-E and argon fill is functionally identical to factory spec and usually costs less. For the frame and latch hardware, we recommend OEM because the tolerances on the cassette locking channel are tight. Aftermarket hardware that’s off by even 1/8 inch will bind, and you’ll be right back where you started. Signs Your Boxabl Windows & Doors Is Failing
- Condensation between the glass panes. This means the seal has failed and the argon or krypton fill has escaped. The window still opens and closes, but the insulating value is gone. In Los Angeles, this shows up first on west-facing windows after a few seasons of afternoon sun.
- The door catches or drags at the threshold. Boxabl doors are heavier than standard residential doors because of the integrated cassette frame. When the hinge side settles even slightly, the latch moves out of alignment. Adjusting a standard strike plate won’t fix it; the hinge cartridge needs to be reset.
- You can feel air moving around a closed window on a windy day. The weatherstripping on Boxabl windows is a compression gasket. Once it flattens, it doesn’t bounce back. This is one of the most common failures we see in the San Fernando Valley, where dry heat accelerates gasket wear.
- The window sticks when opening or closing. The cassette track collects dust and grit faster than a conventional frame. Los Angeles is dry and dusty, and that grit works its way into the roller channel. If you hear a grinding sound, stop opening it; the roller may have already failed.
- Soft spots or discoloration on the interior wall below a window. This is a frame seal failure, not a glass failure. Water is getting around the outside edge of the cassette and into the wall panel. Left alone, this leads to mold inside the wall cavity, which is a much bigger job.
