Here is the compatibility gotcha most Los Angeles homeowners never hear about: Boral has changed manufacturing specs more than once since the company expanded its concrete tile lines in the early 2000s. A tile that looks identical from the street may have a slightly different underside profile, a different interlocking rib, or a fractionally different thickness than the tile on your roof. If we install a near-match instead of the correct spec, water channels behind the lip and the tile looks wrong from day one. We identify the exact tile by checking the underside stamp, measuring the profile with a caliper, and matching the color batch where needed. Signs Your Boral Roofing Is Failing

Boral tiles are engineered to last fifty years or longer, but the system around them (underlayment, flashing, fasteners, ridge mortar) usually fails first. Here is what we see most often on Los Angeles roofs, in order of frequency:

  • Cracked or chipped tiles along the roof edge or valleys. This usually comes from foot traffic during gutter cleaning, satellite repair, or solar panel work. Tile that is cracked all the way through channels water into the underlayment. On many LA homes we inspect, three or four cracked tiles have been letting water through for years before the ceiling stain shows up.
  • Slipped tiles after a wind event. Santa Ana winds regularly hit 40 – 60 mph in the foothills and passes of the San Fernando Valley. When a nail or lug from the original install was missed, the tile works loose and slides out of line. You can sometimes see the gap from the ground as a dark shadow in an otherwise uniform field.
  • Granule loss in valleys and downspout drainage. Concrete tiles shed a fine sandy material as they age. A little granule washing in the first year is normal; continuous granule loss after a decade usually signals the tile body is degrading, often from the specific LA combination of UV exposure and overnight marine-layer moisture.
  • Water stains on ceilings or exterior walls near the roofline. This is the late-stage warning. The stain means the tile and underlayment have already failed at that point. Waiting at the stain stage turns a $710 tile repair into a $2,500-plus underlayment and framing repair.
  • Crumbling ridge mortar or exposed ridge caps. On Boral cap-and-pan systems, the ridge caps are set in mortar.
