- Door drags or screeches along the track. This is almost always a roller failure. The nylon wheel flattens over time or the ball bearings seize, and the door starts riding metal-on-metal. Left alone, it gouges the track and turns a $45 part into a full track replacement.
- Window sash won’t stay up, or drops when you let go. That’s a failed spiral balance or block-and-tackle balance inside the frame. On Belgard vinyl windows, the balances are sized to the exact sash weight, so a generic replacement causes overspeed and slamming.
- Condensation or haze between the glass panes. The insulated glass unit has lost its seal. Los Angeles sees enough temperature swing between day and night that a failed seal shows up fast.
