Common Abodu Construction Problems We Solve in San Diego

These are the failure modes we see most often on Abodu units throughout San Diego County. Each one is tied to how this city’s climate and soil actually behave.

  • Roof-to-wall flashing and panel joint leaks. After San Diego’s winter rain events, water finds its way in where the factory seams meet site-built transitions. We pull the flashing, reset the joint, and seal it so the next storm doesn’t turn into a drip inside your ADU.
  • Loose or cracked tile and flooring at door thresholds. San Diego’s clay soils expand and contract with moisture, and the ADU slab moves slightly differently than the adjoining hardscape. That differential movement shows up as cracked tile right at the door. We re-level, re-set, and seal the threshold so it stops recurring.
  • Cabinet and vanity swelling near wet-wall plumbing. When a remodel penetrates the sealed envelope for new plumbing, moisture gets behind the cabinet and the finish fails. We see this in older Abodu units where the bath was reconfigured after install. We replace with factory-matched components or better, and seal the envelope properly this time.
  • Faded exterior finishes and failed sealants on south and west elevations. San Diego’s sun is relentless on those exposures. Window and vent sealants crack early, and the factory finish fades unevenly. We re-seal and refinish with UV-stable products rated for this climate.
  • Kitchen galley and bath flooring shifting after heavy rain cycles. This is the one we walked into in North Park: a two-year-old Abodu One with flooring shifting at the threshold after winter rain. We found the factory panel-to-slab joint had opened, water had wicked under the tile, and the vanity cabinet was swollen. We re-flashed the joint, reset the tile, and replaced the cabinet with a factory-matched Abodu component. Two rain seasons later, no movement.

A repair that works in Clairemont might not last in Mira Mesa. We don’t use a one-size-fits-all spec.
