  • Water staining on the ceiling near any roof penetration. Roof flashing around vents or the mechanical chase is the most common leak source on ADUs in Los Angeles, not the roof membrane itself. We check the flashing before we ever talk about roof replacement.
  • A musty smell that comes and goes with the weather. That’s moisture getting in somewhere and not drying out. It’s usually a failed seal at the base of the exterior wall or condensation building up in an unvented roof cavity.
