  • Leaning posts with visible soil gaps around the base. The post concrete wasn’t set deep enough or wide enough, and the fix is pulling the post, re-digging a wider hole, and resetting it below the frost line with proper drainage gravel.
  • Gate sagging or dragging against the latch side. The hinge post has shifted, or the gate frame rails have pulled loose from the pickets. Bufftech gates carry a lot of weight on two hinges, and over time the screws strip out of the vinyl. This is repairable, but if the hinge post itself moved, you’re looking at a post reset, not just a hinge replacement.
  • Cracks radiating from the bottom rail. Vinyl expands and contracts with temperature swings, and Los Angeles sees 40-degree shifts between January mornings and August afternoons. If the panel was installed tight against the post with no expansion gap (Bufftech specifies a 1/4″ gap per panel end), the panel binds and eventually cracks at the weakest point: the bottom rail where the pickets lock in.
  • Chalky, yellowed, or brittle panels that snap when tapped. UV exposure degrades vinyl over time, and the California sun is relentless. Most Bufftech residential panels are rated for 15-25 years of UV exposure, but panels facing direct south in the San Fernando Valley can start getting brittle at 12-14 years. Once the panel loses its flexibility, it’s time to replace it, not patch it.
  • Loose or missing pickets between rails. The pickets slot into routed channels in the rails and are held by a locking tab. If the tab breaks or the channel wallows out, the picket rattles, then slips out. Sometimes this is a one-picket fix; sometimes it means the rail itself is compromised and the whole section needs replacement.
