Which Ameristar Models This Applies To

Ameristar’s home addition and ADU product line splits into two main camps: their pre-engineered room addition packages and their standalone accessory dwelling unit kits. The addition packages typically come in widths of 12, 16, and 20 feet, with roof pitches that vary by Los Angeles hillside requirements. The ADU kits generally run 400 to 800 square feet, with panelized wall sections and a pre-cut truss package.

The compatibility gotcha we see again and again: Ameristar’s older room addition packages use a proprietary post-to-beam connector that isn’t interchangeable with the newer series. If your addition dates from before roughly 2015, the tie-in plates at the roof junction are a different gauge and hole pattern than what’s on their current drawings. We’ve had owners buy the newer connector online, bring it to the jobsite, and find it won’t seat. Don’t guess on this one. We match the original Ameristar spec by measuring the existing plate spacing and checking the building permit drawings you should have on file with LA County or City of LA Building and Safety.

For OEM versus aftermarket on structural components, we’re in favor of OEM where the part carries load: tie-downs, hold-downs, shear panels, truss connectors. For finish materials like trim, casing, and interior doors, quality aftermarket equivalents are usually fine and often more available. Signs Your Ameristar Home Addition or ADU Is Failing

  • Doors that stick or swing open by themselves. This almost always means the addition has settled unevenly; the framing package was installed on a pad that wasn’t compacted to Los Angeles soil standards, or the drainage around the slab isn’t moving water away fast enough. Once the plate shifts, every door opening tells on it.
  • Cracked drywall at the roof-to-addition seam. This is the classic Ameristar addition weak point. The steel tie-in brackets flex differently than the original house framing over a full Southern California thermal cycle, and the joint opens up. Hairline is cosmetic; anything you can fit a quarter into means the tie-in needs reinforcement, not tape and mud.
  • High electric bills in the summer. Ameristar additions from the early 2010s often shipped with R-19 fiberglass batts in the roof assembly, which is under-insulated for a Los Angeles attic that hits 140 degrees in August. If the room never cools below 78, you’re paying for a thermal envelope problem, not a weak AC.
  • Musty smell on the floor side of the addition. The original Ameristar package didn’t include a vapor barrier under the slab edge in some configurations. After a good rain year, groundwater wicks up into the floor plate, and that smell is the bottom plate slowly losing its integrity.
  • An ADU that can’t pass an inspection. If you’re trying to legalize an unpermitted Ameristar ADU in Los Angeles, and it’s failing on electrical grounding or shear wall nailing patterns, that’s a fixable retrofit. But the longer those corrections wait, the more expensive they get, because each failed inspection compounds the paperwork.

DIY or Call Us?

There are a few things you can safely do on your own: check your gutter downspouts to make sure water is discharging at least three feet from the addition slab, look inside the crawl space or at the exposed foundation edge for termite tubes, and pull the outlet covers to check for scorch marks on the wiring. Those are homeowner-level checks that cost you nothing but ten minutes.

What you should not do yourself is touch the structural connectors, attempt to re-level a settled floor, or reconfigure any electrical panel feeding the addition. A failed tie-in under tension can carry thousands of pounds of roof load; loosening the wrong bolt is how a cosmetic crack becomes a structural failure.
