Here’s what we see on real jobsites across Los Angeles: Boral’s exterior products (siding, trim boards, and fascia) are popular because they resist moisture and termites better than wood. But when they’re installed without proper gap spacing at seams, or when the wrong fasteners were used, the boards flex, crack, or pull away from the wall. The failure usually shows up as warping at the corners, paint blistering along the bottom edge, or visible gaps where trim meets stucco. Which Boral Models This Applies To

Boral’s residential exterior product lines that we commonly work with on Los Angeles additions and ADUs include the TruExterior siding and trim series, the Versetta Stone panel system, and legacy Boral cedar-look trim boards that predate the TruExterior rebrand. If your addition was built within the last ten years, you’re almost certainly looking at TruExterior or Versetta Stone.

The quick way to identify what you have: Boral TruExterior boards are usually stamped on the back face or along the non-visible edge with the product code and manufacturing date. Versetta Stone panels interlock and are thinner than real stone, roughly 1.5 inches deep, with a distinct notched interlock along the top edge. If you can’t find a stamp, measure the board thickness. TruExterior trim comes in standard nominal sizes – 5/4 (which is actually 1 inch thick) and 4/4 (3/4 inch thick) – and widths ranging from 3-1/2 to 11-1/4 inches.

On the OEM-versus-aftermarket question: Boral’s own product warranty covers material defects, but only if installation followed their published gap and fastener schedule to the letter. We’ve been called out to Los Angeles additions where a warranty claim was denied because the installer used standard wood screws instead of the recommended fastener type. That’s a $3,000 to $8,000 repair on a $40,000 addition because someone saved $40 on a box of screws. For aftermarket alternatives, we generally do not recommend generic composite trim from no-name suppliers on a Boral-spec’d job. The thermal expansion rates don’t match, and mismatched materials on an LA home show their seams within two seasons.

Signs Your Boral Home Additions & ADU Is Failing

  • Gaps opening at trim-to-siding seams. Boral boards expand and contract with temperature. When installers butt boards tightly instead of leaving the required gap, pressure builds and the joint opens. This is the single most common failure we see on Los Angeles additions from Van Nuys to Torrance.
  • Paint blistered or peeling in a horizontal band about a foot off the ground. That’s not a paint problem. That’s moisture wicking up behind the board because there’s no kick-out flashing where the siding meets a roof line or deck ledger. Boral product itself rarely rots; what fails is the flashing detail behind it.
  • Warping or “oil-canning” on south-facing walls. Los Angeles sun, especially in the Valley and the east side, pushes surface temperatures well past 140 degrees on dark paint colors. Boral boards installed without the manufacturer’s gap allowance will visibly ripple. Once the board has warped, it cannot be straightened; it gets replaced.
  • Fascia pulling away from the eave. Usually a fastener issue – either the installer used nails that were too short, or they missed the subfascia entirely. We find this on room additions all over Los Angeles, and it’s often a sign that other installation details were rushed too.
  • Versetta Stone panels sagging or clicking when pressed. The interlock system depends on each course being set flat and tight against the one below. A sagging panel means a broken clip or a substrate that wasn’t flat, and it typically happens on the bottom two courses first.

You can safely do a visual inspection yourself: look for the gap and warp signs above, check whether the bottom edge of your siding sits at least 6 inches above grade, and take a flashlight under the eaves. That’s worth doing, and it helps us diagnose over the phone. What we do not recommend is a homeowner trying to replace a warped TruExterior board or a failed Versetta panel as a weekend project. These panels are heavy, they interlock under tension, and getting the flashing detail right requires cutting back the adjacent material cleanly. Get it wrong and your “fix” becomes a water intrusion path into the stud wall, which in Los Angeles means dry rot and termites by next spring.
