Tamko Windows & Doors: The Los Angeles Owner’s Guide
If you have a Tamko window or door with a failed part, expect to pay between $295 and $2,125 for most hardware and seal replacements in Los Angeles, installed. We stock common Tamko-compatible replacement hardware – rollers, balances, weatherstripping, latch sets, and hinged patio door rebuild kits – and can source the rest same-week. Most owners discover the problem the same way: a slider starts grinding, a window won’t stay up, or a door that used to close clean now catches on the frame.
Which Tamko Models This Applies To

Tamko markets windows and doors through regional building supply yards, so the hardware underneath the branding often traces to a handful of known manufacturer series. That matters when you’re matching a part. A Tamko single-hung from the early 2010s typically uses a block-and-tackle balance in a 1/2-inch channel, but some West Coast runs shipped with constant-force coil balances that look similar and are not interchangeable. We check the stamp on the balance body and measure the channel before ordering, because buying by brand name alone is how people end up with the wrong part twice.
For sliding patio doors, the giveaway is the roller housing. Many Tamko sliders use a 1-1/4-inch steel ball-bearing roller assembly, but the profile of the housing changed around 2016. If your door is older than that, it likely needs the older square-shouldered design, not the newer rounded profile. Identifying the exact door is half the job. Check the hinge-side jamb and the top rail for a label or etched model number. No label? We can match from the glass dimensions and frame depth on a service visit.
On OEM versus aftermarket: for rollers and balances, we prefer OEM-spec parts when they’re still available because the tolerances match what the frame was built around. When a Tamko part is discontinued – and some older hardware is – we use equivalent aftermarket parts from established suppliers, and we stand behind them the same way for a full year. For latches, catches, and weatherstripping, a quality aftermarket part is usually the better value. We’ll tell you which is which on the phone, before you spend a dollar.

Signs Your Tamko Windows & Doors Is Failing
- The window drops or won’t stay open. This is a failed balance, not just a “worn out window.” Block-and-tackle balances lose tension over time, and constant-force coils can snap. A window that slams shut without warning is a genuine safety hazard, especially for kids.
- The patio door grinds or takes two hands to move. Flat-spotted rollers are usually the cause. Left long enough, the steel housing eats a groove into the bottom track, and what was a $400 roller replacement becomes a track job too.
- The door won’t latch without lifting or shoulder-checking it. The house has settled, or the hinge side has sagged. Sometimes it’s a worn strike plate, but on older Los Angeles homes with slab foundations, the slab shifts for a decade and the reveal changes with it. Hardware alone won’t fix a frame that’s out of square.
- Drafts you can feel around the sash or door perimeter. Compression weatherstripping goes flat after years of Los Angeles sun exposure. Vinyl gets brittle. Felt-style weatherstrip on older Tamko units turns to dust. This is the most common part we replace.
- Condensation or haze inside the glass unit itself. The seal has failed. That’s not repairable – the insulated glass unit gets replaced. It’s a bigger job than a hardware swap, but still far less than replacing the whole window.

AfterReplacement Cost & What’s Included

Most Tamko hardware replacements in Los Angeles run from $295 to $825 installed, which covers the service call, the part, and the install. Larger jobs – a full patio door roller and track rebuild, or an insulated glass unit replacement – typically land between $825 and $2,125 depending on glass size and whether the sash needs new weatherstripping at the same time. Every quote is written, line by line, before we start. You’ll see the part cost, the labor, and the total. No numbers that grow on the final bill.
What’s included: we bring the part to you, remove the failed hardware, install the replacement, test the full operation – open, close, lock, seal – and haul off the old part. Every job includes a 365-Day Done Right Promise. If the part or our work fails within a year of completion, we come back and fix it at no cost. That’s on the written guarantee, with the coverage terms spelled out. Isaac Pruett spent two decades remodeling homes across the San Fernando Valley and the rest of Los Angeles; a part swap is exactly the kind of job where he expects the work to hold, and the guarantee is the proof.

Some checks make sense on your own: you can inspect the bottom track for debris, look for a visible broken coil on an open window balance, or run a strip of paper around the door jamb to find where the seal has failed. But window balances are under significant tension. A block-and-tackle balance can release while you’re working on the sash, and the channel is spring-loaded in ways that aren’t obvious until your finger is in the wrong place. We recommend leaving any balance or tension work to someone who does it regularly. The same goes for lifting a sliding panel out of its track – glass is heavy, and an aluminum frame that slips can do real damage to hands and toes.
If it’s a latch, a strike plate, or a straightforward weatherstripping replacement, the job is honestly simple. But if you’d rather not spend a Saturday afternoon fighting with dried adhesive and rivets, that’s what we’re here for. Call (803) 680-2547 and tell us what your Tamko window or door is doing. We’ll tell you what part it likely needs and what it’ll cost – before anyone comes out.
FAQs

In the Los Angeles climate, you can expect 10 to 15 years from an original block-and-tackle balance; constant-force coils sometimes fail a little sooner, especially on south-facing windows where the heat cycle is harder on the metal. Once one fails, we often see the others on the same window follow within a year or two. If you’re already replacing one, ask about pricing to do the pair. That’s the smarter play financially. Call (803) 680-2547 and we’ll quote both ways.
A failed insulated glass seal cannot be restored – the glass unit gets replaced. A failed balance can sometimes be re-tensioned if it’s a constant-force coil, but a block-and-tackle with a snapped string or cracked housing is a replacement job. We don’t patch anything we wouldn’t stand behind for a year. Call (803) 680-2547, describe the symptom, and we’ll tell you which one you’re dealing with.
Most single-part replacements – a balance, a roller set, a latch, weatherstripping – take 45 minutes to two hours once we’re on site. An insulated glass unit replacement runs longer because the sash comes out, gets deglazed, and the new unit is set and sealed. You’ll get an honest time window when we quote the job. We stock the most common Tamko-compatible hardware: roller assemblies, block-and-tackle balances, latch sets, and weatherstripping profiles. Less common parts – specific glass sizes, odd hinge configurations – we source from our supply partners, and we’ll give you the lead time before we order anything. We’re an independent service provider and not affiliated with Tamko, which means we don’t push one brand’s parts when a better equivalent is available. Call (803) 680-2547 with your model information and we’ll check stock while you’re on the phone.
Since 2004, Mason Remodeling has been part of the Threshold Group family of home-service companies. Alongside our remodeling work, we supply and install parts for Tamko windows and doors, and we also stock parts for KraftMaid cabinets, Cambria surfaces, and Silestone surfaces. Every technician you meet is background-checked and identity-verified under The Threshold Standard – you’ll get their name and photo before the visit, and they’ll show a photo ID badge at your door. Isaac Pruett puts it this way: know who’s coming, know what it costs, know it’s backed up – everything else is just noise.
