IKO Bathroom Remodeling: The Los Angeles Owner’s Guide

IKO bathroom remodeling in Los Angeles typically runs $10,620 to $33,040 for a complete rebuild, and we install IKO-compatible waterproofing and underlayment systems on most bathroom projects within one to two weeks once materials arrive. Homeowners usually find us after a failed IKO membrane or backer substrate has let water seep into the subfloor, leaving tiles loose, grout cracking, or that telltale damp smell that won’t go away no matter how much you run the fan. The good news is that IKO’s systems are straightforward to work with when the installer actually follows the fastening and overlap schedule, which is where most of the failures we see originate.

Which IKO Models This Applies To

IKO manufactures several bathroom-specific product lines, and compatibility matters more than most owners realize. The main series you’ll see in Los Angeles homes are the IKO ArmourGard waterproofing membranes, IKO ProForm backer boards, and the IKO AquaBarrier sheet membranes used behind tile in shower surrounds and tub decks. Each series has distinct fastening requirements, and mixing installation methods between them is one of the most common causes of premature failure we have to tear out and redo.

To identify what you have, look for the IKO logo printed on the membrane surface or the edge band of the backer board. ArmourGard comes in 1.5-inch and 3-inch width rolls for seam taping, while the full sheet membrane is a 6-foot-wide roll. ProForm board is a foam core board available in quarter-inch, half-inch, and 5/8-inch thicknesses. The OEM parts are what we recommend for warranty consistency, but there are quality aftermarket equivalents like Schluter membrane that we stock when IKO lead times stretch past two weeks. One compatibility gotcha specific to IKO: their seam tape uses a specific adhesive chemistry that does not play well with generic thinset applied over it. If a prior installer used generic modified thinset over IKO seam tape, the bond weakens within 18 to 36 months in our coastal humidity.

Signs Your IKO Bathroom Remodeling Is Failing

  • Grout lines cracking in a stair-step pattern: This usually means the substrate beneath the tile is flexing, which points to a failed IKO membrane bond or a backer board that wasn’t fastened at the 6-inch spacing IKO requires.
  • Loose or hollow-sounding tiles: When you tap a tile and hear a hollow thud, the thinset has lost its bond, often because water penetrated behind the IKO membrane at an improperly lapped seam.
  • Musty smell that returns within hours of cleaning: Water is trapped behind the tile or under the pan, feeding mold in the IKO substrate layer that should have shed moisture into the weep channels.
  • Efflorescence, that white chalky residue, on tile or grout: Mineral deposits are wicking through from waterlogged backer board, a sign the IKO waterproofing has been compromised long enough for saturation to reach the board core.
  • Soft spots in the drywall on the opposite side of the shower wall: By the time you feel this, the IKO system has been passing water for months, and you’re looking at subfloor and framing repair in addition to the shower rebuild.

Replacement Cost & What’s Included

A freestanding soaking tub in a remodeled primary bathroom

A full IKO bathroom remodel in Los Angeles lands between $10,620 and $33,040, with most standard hall baths falling in the $14,000 to $18,000 range. At the lower end, you’re looking at a direct tub-to-shower conversion with basic tile and standard fixtures. The upper end covers larger primary bathrooms with custom tile layouts, heated floors, and higher-end fixtures from Kohler or Toto.

What drives the range: the condition of the subfloor and framing, whether we’re replacing the IKO substrate entirely versus spot repairs, tile choice, and whether the bathroom layout changes. We also stock and install compatible brands including KraftMaid vanities, Cambria and Silestone surfaces, and Kohler fixtures. Every quote includes parts, labor, debris removal, and all permits. The price we put in writing is the price you pay, no change orders unless you add scope. All work is covered by our 365-Day Done Right Promise, written plainly in your contract for a full year from completion date.

DIY or Call Us?

You can safely do the diagnostic work: tap tiles for hollow sounds, check grout for cracks, and look for soft spots in adjacent drywall. But once you know the IKO membrane or backer has failed, this is not a weekend project. Proper waterproofing installation is the difference between a bathroom that lasts 20 years and one that fails in three, and the failure mode is structural, not cosmetic. Water that has been passing through a failed IKO system eventually rots subfloor, and the repair cost only goes up the longer it waits.

Isaac Pruett has spent nearly two decades remodeling bathrooms across Los Angeles, and he’ll tell you the same thing he tells every homeowner: the second-cheapest job is the one where someone guessed at the waterproofing schedule. If your IKO system is showing any of the signs above, call (803) 680-2547 to schedule a free inspection and written quote.
