Which Schluter Models This Applies To

Schluter’s window and door systems fall into three main lines in North American homes: the Schluter Systems profile-based trim and waterproofing components that integrate with window and door openings, the Schluter KERDI-Flex sealing strips that waterproof the rough opening before the unit gets set, and in many Los Angeles homes, Schluter’s DILEX and RONDEC profiles that finish the tile edge where a window returns meet the wall. Each has different failure points and different parts availability.

The compatibility gotcha most people hit: Schluter profile widths are milled for specific tile thicknesses. A DILEX-AHK profile built for ⅜-inch tile will not seat properly against ½-inch porcelain, and forcing it creates a lip that catches water and eventually blows the grout line out. Before ordering anything, measure the tile thickness at the window return and match the profile spec exactly. For doors, the KERDI-Flex membrane width matters at the threshold: Schluter makes it in 5-inch, 7-inch, and 10-inch rolls, and using a strip too narrow for the door’s rough opening is the single most common cause of hidden water intrusion we find when we pull baseboards in older LA homes.

On the OEM versus aftermarket decision: we use genuine Schluter parts when the profile is visible and the homeowner wants the original finish. For concealed seals and membranes we’re comfortable with quality aftermarket equivalents when they meet the same spec, and we’ll tell you the price difference on the written quote before you commit to either.

Signs Your Schluter Windows & Doors Is Failing

  • Condensation between the glass panes. This means the seal has failed and the insulating gas has leaked out. The glass unit is compromised; cleaning the outside won’t fix it. In Los Angeles, this shows up most often on west-facing windows that bake in afternoon sun year-round.
  • Difficulty locking or a strike plate that’s drifted. The frame has shifted, usually from settlement or a bad original flashing job. You’ll see daylight at the corner or feel a draft right where the door meets the jamb.
  • Water staining below the window or around the door threshold. This is almost always a failed KERDI-Flex or DILEX profile letting moisture behind the tile. By the time the stain is visible, the waterproofing has been failing for a while. In Los Angeles’s occasional heavy rain years, this is the number one structural issue we see around window and door openings.
  • Tile cracking at the window return or door surround. The profile that’s supposed to absorb movement has been installed rigid, or it was the wrong size for the tile. Once the tile starts moving, water finds a way in.
  • A door that suddenly scrapes against the threshold or the top jamb. If it was fine for years and now it’s binding, the rough opening flashing has likely allowed moisture into the framing, or the threshold has lifted. This is not a “sand it down” situation; something structural is changing.
