Schluter Kitchen Remodeling: The Los Angeles Owner’s Guide

A full Schluter-system kitchen remodel in Los Angeles typically runs $16,520 to $53,100 installed, and that figure includes demolition, rough work, tile, trim, plumbing, and the Schluter waterproofing that holds it all together. If you’re here because a contractor used Schluter materials and something’s failing – a cracked membrane, tile popping at the edge, water staining the cabinet base – the first thing to know is that the problem is rarely the Schluter product itself. It’s usually the prep work underneath it, and that’s a fixable thing when you know what to look for.

Which Schluter Models This Applies To

Schluter makes a full kitchen system, not just one product. When a Los Angeles homeowner says “Schluter kitchen,” they’re usually describing some combination of these:

  • DITRA and DITRA-HEAT uncoupling membranes – the orange waffle underlayment under tile floors. DITRA-HEAT adds electric floor warming. These are the most common Schluter products in LA kitchens.
  • KERDI and KERDI-BOARD waterproofing – the membrane and foam board used behind tile on sink walls, around windows, and under kitchen islands with plumbing.
  • Schluter profiles and trim strips – the metal and PVC edges that finish tile corners, transitions, and countertop edges.

The compatibility gotcha most owners hit is this: Schluter trim profiles come in specific heights matched to tile thickness, and they are not forgiving if you guess. A 3/8″ profile won’t sit flush with a 1/2″ tile, and the result looks like a lipped edge that catches crumbs and water. The second gotcha is DITRA vs. DITRA-XL. DITRA-XL is 5/16″ thick, designed to transition from tile to 3/4″ hardwood. Standard DITRA is 1/8″. If your floor height feels wrong at a doorway, someone used the wrong membrane.

OEM Schluter products carry a 10-year limited warranty when installed per spec with unmodified thin-set. In our experience on Los Angeles slab foundations, which flex with our dry-wet-dry soil cycles, a properly installed DITRA membrane outlasts the tile on top of it. Aftermarket “orange waffle” knockoffs exist online, and they’re cheaper, but the dimple geometry is slightly different, which means thin-set coverage suffers, which means cracked grout within two years. We won’t install them.

Signs Your Schluter Kitchen Remodeling Is Failing

  • Cracked grout lines running in long straight runs across the floor. This usually means the tile was bonded directly to the slab with no uncoupling membrane, or a knockoff membrane was used. The slab moves, the tile can’t, and grout cracks first.
  • Hollow-sounding tiles when you tap them with a screwdriver handle. Hollow means the thin-set didn’t transfer to the tile. With a real DITRA membrane and a proper thinset mix, hollow spots should be rare. If you’re hearing them across the floor, the installation didn’t meet Schluter spec.
  • Water staining or swelling at the cabinet toe-kick below the sink. The area around a kitchen sink sees splash water every single day. If KERDI wasn’t lapped correctly at the band seams, or if someone used drywall screws with KERDI-BOARD instead of Schluter washers, water gets past the membrane and into the cabinet base.
  • Metal trim at the tile edge lifting away or exposing sharp corners. When a profile doesn’t match tile thickness, the tile sits proud of the trim, and the exposed edge becomes a place where grout crumbles out. If it’s lifting, it was set on a dab of thinset instead of packed solid into the channel.
  • Floor feels warm in one spot even when the heat’s off. This is a DITRA-HEAT concern. A failing heating cable or a nicked wire during install will create a hot spot or a dead zone. The sign is usually a thermostat throwing an error, and it’s the one issue we tell people to stop using the floor over.

DIY or Call Us?

There are a few things you can safely diagnose yourself. Tap the tile with a hard object and listen for hollows. Check that the metal trim sits flush with the tile face. Look under the sink cabinet with a flashlight after running the faucet for ten minutes. None of that costs anything, and it’ll tell you whether you’re looking at a one-tile fix or a floor replacement.

What you should not do is cut into KERDI or pull up DITRA to “see what’s underneath.” Once a waterproofing membrane is breached, the whole section needs to be redone correctly, including the seam overlap. Schluter’s spec requires a 2″ overlap minimum at all KERDI seams. If a previous installer didn’t lap those seams, the only fix is removing the tile, patching the membrane per spec, and retiling.
