Toto Fence Installation: The Los Angeles Owner’s Guide
If you own a Toto toilet and the fence, ring, or mounting hardware around your washlet or skirted bowl has failed, we install and match Toto-compatible fence parts across Los Angeles for a typical installed price of $4,130 to $10,620 depending on the model line and what’s actually broken. Most owners discover the problem the same way: a wobble that gets worse, a hairline crack at the base, or a washlet that no longer sits flush against the bowl. We carry Toto OEM and quality-compatible parts on the truck for the most common Neorest, Nexus, and Washlet configurations, and we can usually get the part matched same week.
Mason Remodeling is an independent service provider, not affiliated with Toto. That means we have no incentive to sell you a part you don’t need. We’ll tell you if the fence itself is fine and the real issue is the mounting flange or a warped subfloor.
Which Toto Models This Applies To
Toto’s fence and skirt systems are not universal. The two-track mounting system on a Nexus and the hidden-bracket design on a Neorest are different animals, and a fence from an Aquia will not marry up to a Carlyle II without modification that we don’t recommend doing. Here’s what to check before you call:
- Look for the model number inside the tank lid. It’s stamped on the underside of the porcelain lid, not on the bowl. If the lid’s been replaced, check the back of the toilet near the wall, just below the fill valve.
- Measure the bolt spread. Toto skirted bowls typically run a 5-1/2″ or 7″ bolt center. Knowing this saves a wasted trip.
- Decide between OEM and aftermarket. Toto OEM fences and brackets cost more but carry Toto’s own spec tolerances. We’ve installed quality aftermarket equivalents that hold up fine, particularly for older models where OEM parts have long lead times. We’ll give you both prices before any work starts.

Signs Your Toto Fence Installation Is Failing
- The toilet rocks side to side when you sit. This is almost always a failing fence or a loose mounting bracket beneath the skirt. Left alone, the rocking stresses the wax ring seal and leads to a slow leak at the flange.
- A hairline crack appears at the fence line. In Los Angeles, older homes shift with dry-wet soil cycles. The fence absorbs that stress until it can’t, and you’ll see the crack start at the thinnest point near the front.
- Water stains or a faint sewer smell near the base. That’s the wax ring failing because the fence isn’t holding the bowl stable. The fence didn’t cause the leak directly; it caused the movement that caused the leak.
- The washlet seat doesn’t sit level. If the fence has compressed or a bracket has slipped, the seat rails end up cocked, and the washlet rocks against the porcelain. That’s an early warning before the porcelain chips.
- The bowl sits higher on one side. A visible height difference means the fence has deformed or a shim has worked loose. This is a mounting issue, not a toilet manufacturing defect.

AfterReplacement Cost & What’s Included

In Los Angeles, you’re looking at roughly $4,130 to $10,620 for a complete Toto fence installation, including the part, labor, and disposal of the old fence and brackets if needed. Where you land in that range depends on three things: whether you have a standard two-piece skirted model on the low end, a one-piece Neorest or Nexus requiring the toilet to be lifted and reset on the high end, and whether the subfloor or flange needs repair once we get the bowl off. The part itself is the smaller portion of the bill; the labor of properly lifting, leveling, and reseating a skirted Toto without chipping the porcelain is where the cost is.
Here’s the breakdown we give every Los Angeles homeowner before we start:
- Fence and bracket parts: $180 to $640 depending on OEM vs aftermarket and model line.
- Labor to unmount, inspect, and reseat the bowl: $350 to $1,200 depending on access and whether a washlet is installed.
- Flange repair or subfloor correction, if needed: $250 to $950, quoted before any work proceeds.
- Wax ring and new johnny bolts: Always included. We don’t reuse a wax ring.
Every job includes our written price before work starts and a 365-day written guarantee on the installation. If anything we touched fails within a year, we come back and fix it at no charge.
DIY or Call Us?
You can check a few things yourself before you call. Is the bowl actually moving, or is the seat just loose? Are the bolts under the caps at the base hand-tight? Is the crack cosmetic, or does it extend into the mounting area? These observations help us give you a faster, more accurate quote over the phone.
What we’d caution against is lifting the bowl yourself. A skirted Toto with a washlet attached can weigh 90 to 120 pounds, and the mounting bracket can snap or chip porcelain if the bowl isn’t lifted straight up with zero twisting. We’ve also seen homeowners snap the fence trying to pry it loose with a flathead screwdriver, turning a $400 repair into a $1,200 replacement. If you’re anywhere in Los Angeles and you’re not sure what you’re looking at, call (803) 680-2547. We’ll tell you honestly over the phone whether it’s worth a service call.
FAQs

A Toto fence typically lasts 15 to 25 years in Los Angeles, but hard water mineral buildup and house settling can shorten that on homes with clay-heavy soil. If the toilet was installed on an unlevel floor without proper shimming, the fence can fail in as little as 5 years.
In most cases, no. Once the fence has cracked or deformed, the only correct fix is replacement. Epoxy and shimming are temporary at best, and they don’t restore the structural seat the bowl needs. Call (803) 680-2547 and we’ll give you a straight answer on your specific situation.
Most Toto fence replacements in Los Angeles take 2 to 4 hours from arrival to cleanup. Adding a washlet, repairing a flange, or correcting subfloor level adds another hour or two, and we’ll tell you that before we start.
We stock the most common Toto fence, bracket, and mounting kits for Neorest, Nexus, Washlet, and Aquia lines, along with quality aftermarket equivalents we trust. If your model needs a specialty part, we’ll source it and have it in hand before we schedule the install. Call (803) 680-2547 for a free estimate.
