Common Delta Construction Problems We Fix in Los Angeles

Delta builds solid fixtures, but Los Angeles water is hard, supply lines are often from the mid-century build era, and heat cycles in walls and attics take a toll. Here are the failures we see most often:

  • Monitor 13/14 series pressure-balance cartridge seizing (RP19804/RP46074). The single-handle cartridges in Monitor 13/14 shower valves build up calcium from hard LA water and seize. The symptom is a shower that runs cold when someone flushes a toilet, or scalds when another fixture opens. The fix is a cartridge replacement, which we stock for same-visit repair in most Los Angeles neighborhoods.
  • MultiChoice Universal rough-in valve body pitting or cracking behind the tile. The Delta R10000 series rough-in is a workhorse, but after 15 to 20 years in LA’s water, the brass body can pit or crack at the solder joints. The first sign is often a water stain on a ceiling below the bathroom – the leak has been running inside the wall cavity before anyone sees it. This requires opening the wall and replacing the rough-in, which makes it a natural time to reconsider shower tile and layout.
  • Thermostatic and pressure-balance trim kits corroding at the bonnet nut. Older Delta trim kits, especially in Westside and beach-area homes with softened or high-mineral water, corrode where the bonnet nut meets the handle adapter. The handle spins freely or drips at the escutcheon plate. Sometimes the trim kit alone is salvageable; often the cartridge behind it has been damaged too.
  • Classic and Foundations series kitchen faucet leaks. Delta’s 1990s-era Classic and Foundations kitchen faucets used a ball valve (RP17446) and plastic diverter that crack over time. The faucet drips at the base or the sprayer diverts wrong. Some of these are worth rebuilding; others have hard-water scale inside the body that makes replacement the better long-term call.
  • Tub-to-shower conversion rough-in incompatibility. A homeowner may have a Delta tub filler they want to convert to a shower, but the existing rough-in depth or spacing doesn’t match modern Delta MultiChoice requirements. We see this constantly in 1950s and 1960s Los Angeles ranch homes and bungalows. The conversion often requires relocating the supply lines and setting a new rough-in, which changes the scope and the honest estimate.

We default to genuine Delta OEM cartridges and trim for MultiChoice and Monitor valves. Aftermarket knockoffs – the ones you can find online for a third of the price – fail within 18 to 24 months in Los Angeles water. We’ve had to go back and replace the discount version enough times that we stopped offering it as an option, unless a homeowner specifically requests it and understands the tradeoff.

For older discontinued Delta faucets where OEM parts are no longer available, or where the rough-in body is compromised, we price the honest repair-vs-replace call. A $300 rebuild on a 25-year-old valve body isn’t worth it when a MultiChoice rough-in with new trim is on the table. That math changes if the wall has to come open anyway, so we will always show you the numbers before anyone lifts a tile saw. If it’s a Monitor 14 series with a seized cartridge, we confirm pressure-balance failure by running the hot and cold lines together. That includes what we’ll replace, what we’ll reuse (like an existing Lahara trim kit that’s still in good shape), and any tile, waterproofing, or rough-in work that the job requires. We rebuild or replace the valve with OEM parts, set the rough-in at the correct depth for your finish wall, and mount the trim so it seats square against the tile or fiberglass surround.
